Attic mold — why it grows above a house nobody visits
Attic mold usually goes undiscovered for a long time because attics aren't a daily-use space. By the time it's found — during a roof inspection, a home sale, or because of a musty smell drifting down through the attic hatch — the growth has often had months to spread across sheathing, rafters, and the top of the insulation. Unlike a bathroom or a basement, there's no visible drywall stain to give early warning.
Two moisture patterns account for most attic mold in Vancouver and Portland homes. The first is intrusion: a roof leak at a flashing point, a cracked vent boot, or a damaged shingle lets rainwater soak the sheathing directly above it, and mold follows within days if the leak isn't found quickly. The second is condensation: warm, moist air from the living space rises into the attic through gaps around light fixtures, the attic hatch, and plumbing stacks, then hits cold roof sheathing on a winter night and condenses, wetting the underside of the roof deck and the insulation below it. A bathroom fan or dryer vent that terminates inside the attic instead of through the roof or a soffit is a frequent, and entirely preventable, contributor to the second pattern.
Older homes across Clark County and the Portland metro are more exposed to both patterns. Original attic ventilation is often undersized by current standards, insulation has settled or gaps have opened over decades, and roofing has aged past the point where flashing seals reliably. Newer homes aren't immune — a poorly sealed bath-fan duct in a home built in the last twenty years causes the same condensation-driven mold as a leak in a much older roof.
