Water heater leaking? What to do in the first 10 minutes

A leaking water heater keeps feeding until the inlet is shut. The first 10 minutes step by step, where the water goes, and when you need restoration — not just a plumber.

A leaking water heater is one of the few home emergencies where the right two minutes of action genuinely changes the outcome. That’s because a failed tank doesn’t just spill what it holds — it keeps pulling fresh water from the supply line for as long as the inlet stays open. Here’s exactly what to do first, where the water is probably going, and how to think about the plumber-versus-restoration question that comes next. This is the sequence we walk Vancouver and Portland homeowners through on the phone every time this call comes in.

The first 10 minutes

Shut the water off at the heater’s cold-inlet valve

Look at the top of the tank. Two lines come out of it — the cold inlet feeds water in, the hot outlet sends it to the house. The cold line has a shutoff valve on it, usually within a foot or two of the tank: a lever you turn a quarter-turn, or a round handle you turn clockwise until it stops. Closing that valve stops the tank from refilling.

If the valve is stuck, corroded, or missing — common on older installs — go to the home’s main water shutoff instead. In most Clark County homes that’s in the garage, the crawl space, or a covered box near the street. Either valve works; the point is to stop the feed.

Kill the power or gas

For an electric heater, switch off its breaker at the panel — it’s usually a dedicated double breaker labeled “water heater.” A heating element running in a draining tank is both a hazard and a burnout. For a gas heater, turn the gas control knob on the front of the tank to “off,” or close the gas valve on the supply line.

Don’t touch a wet tank’s electrics

If water is running down the side of the tank, over its wiring, or pooling around its base, don’t handle the unit’s electrical connections directly — go to the breaker panel and cut power from there. Water and energized components are a genuinely dangerous combination, and the panel does the same job from a dry location.

Once the feed is closed and the power’s off, the emergency is contained. What’s left is the water that already escaped — and that’s a different problem.

Why tank failures release so much water

Most Vancouver and Portland-metro homes have a 40- to 50-gallon tank water heater. When a tank ruptures — usually from internal corrosion after the sacrificial anode rod gives out — the full tank volume can release quickly. But the tank volume is only the opening number. With the cold inlet open, the supply line keeps feeding the failed tank at household pressure, and the “40-gallon spill” becomes a continuous flow that runs until someone closes a valve. A rupture discovered hours later, or over a weekend away, has released far more than the tank ever held.

Slow failures are sneakier: a seeping tank seam or a dripping fitting can soak flooring and adjacent walls for weeks before anything looks wrong. If you’re seeing rust-tinted water, dampness at the tank base, or warped flooring near the heater, the leak has usually been running longer than you think.

Where the water goes depends on where the heater lives

Garage installs are the most forgiving. A concrete slab, floor drains in some homes, and mostly unfinished walls mean the water often has somewhere to go — though shared walls with living space still wick water into drywall and baseboards.

Closet and hallway installs, common in single-level and townhome construction, put the failure in the middle of finished space. Water crosses into carpet, hardwood, and adjacent rooms fast, and it soaks through subfloor along the way.

Attic and upstairs installs are the expensive ones. A number of Portland-metro homes — especially two-story homes where the builder saved ground-floor space — put the water heater in the attic or an upstairs utility closet. When one of these fails, gravity does the rest: water comes through ceilings, down wall cavities, and into insulation, and ceiling damage below the unit is likely rather than possible. If you have an upstairs heater, its drain pan and pan drain line are worth checking annually, because they’re the only thing between a tank failure and your living room ceiling.

Wherever the water went, the visible puddle understates it. Water travels through subfloor and wall cavities well beyond what surface-level inspection shows, which is why moisture mapping matters on these jobs.

The insurance picture

The pattern for water heater claims on a standard homeowners policy is consistent: the resulting water damage is typically covered, the appliance itself usually isn’t. A sudden tank rupture is a classic “sudden and accidental” loss — the soaked flooring, drywall, and ceilings below are generally claimable, and on covered claims TIK bills the carrier directly, so your out-of-pocket is typically your deductible. The heater replacement, though, is treated as maintenance and lands on you. Slow leaks that ran for months face the gradual-damage exclusion, which is one more reason to act on early symptoms. Plumber, restoration company, or both?

Here’s the division of labor, because it confuses people at the worst possible moment. A plumber replaces the water heater — that’s their job, and you’ll want one either way. What a plumber doesn’t do is deal with the wet building: the saturated drywall, the soaked subfloor, the insulation, the ceiling below an upstairs install. That’s water damage restoration — extraction, structural drying to IICRC standards, removal of what can’t be saved, and rebuild.

If the water stayed on the concrete and got mopped up within minutes, a plumber alone may genuinely be enough. If water reached drywall, wood flooring, carpet, cabinets, or a ceiling, you likely need both — and the restoration side is the time-sensitive one, because mold can start in wet materials within a day or two. Close the cold-inlet valve (or the main). Kill the breaker or gas. Stay away from wet electrics. Then look hard at what the water touched, because the tank is the cheap part of this event — the structure is where the cost lives.
